Why here?

The site has been identified as a sustainable location for new housing. It is well related to the existing built-up area of Sandiway and is located outside of the Green Belt within the Open Countryside. With strong transport links and access to local services and facilities, the site presents a logical opportunity to help meet local housing needs through a well-designed and connected development.

Two separate planning applications – one from David Wilson Homes and one from Redrow – are currently being prepared and will be submitted once we have reviewed all feedback at the conclusion of the consultation. Input and feedback from the community is an integral part of shaping our final proposals.

Homes will be built to high standards of energy efficiency and will integrate sustainable technologies such as EV charging points and modern building materials to reduce energy bills and carbon emissions. Green infrastructure and Sustainable Drainage Systems (SuDS) will be integrated throughout the site to support biodiversity and manage surface water. The site is in proximity to local services, facilities and public transport which will encourage the use of sustainable modes of transport and reduce reliance on car use.

We will work closely with Cheshire West and Chester Council to assess the impact of the development on local services, such as education, transport and community facilities. Where necessary, a legally binding contract known as an S106 Agreement will be drafted in collaboration with the council to determine the financial contributions made to support the local area and services.

Access to the Western and Central Parcels will be via Dalefords Lane. The Eastern Parcel will have its own access point from Chester Road. Transport Assessments have been undertaken to ensure safe and efficient access, with appropriate mitigations put in place where necessary. New pedestrian and cycle routes will be provided to promote active travel and reduce car dependency between the three Parcels and into the wider Sandiway area. 

A Construction Environment Management Plan (CEMP) will be produced and submitted alongside the planning applications which will set out the mitigations we will put in place to minimise disruption to local residents throughout the construction phases.

The site has been designed to respect the existing natural landscape features. Existing trees and hedgerows will be retained wherever possible and enhanced with additional planting. Public open spaces, wildflower meadows and biodiversity corridors will be incorporated across the site to deliver a Biodiversity Net Gain. Integrated Sustainable Drainage Systems (SuDS) will manage surface water effectively across the site and promote biodiversity.
