Our Vision

Our vision for Chester Road is to deliver a sensitively designed community that meets local housing needs while complementing the character of the existing village. Through a co-ordinated masterplan approach, the site will provide high-quality, energy efficient homes within a sustainable setting. We will create a cohesive new community that integrates seamlessly into its surroundings, enhances access to green space and provides a place where residents feel proud to call home.

Meeting Housing Needs with a David Wilson Homes and Redrow Difference

Councils are expected to allocate land to deliver enough homes to meet the needs of residents. As Cheshire West and Chester Council is currently unable to demonstrate a sufficient supply of housing to meet local needs, we are bringing forward proposals that will help meet this need while delivering the award-winning, high-quality homes and communities we are known for.

Indicative Masterplan

Our Proposals

  • Up to 310 homes designed to cater to a range of needs in a mix of types and tenures, with a 30% affordable housing provision.
  • A co-ordinated masterplan across three parcels of land, ensuring a well-integrated and consistent new community.
  • Landscaping, public open space, play areas and spaces for nature and biodiversity, with a Biodiversity Net Gain of 10%.
  • Energy-efficient, sustainable homes with integrated features, such as EV charging points and modern building fabrics.
  • Sustainable drainage systems (SuDS) to manage surface water, reduce flood risk and provide opportunities for ecological enhancements.
  • New walking and cycling connections, to link residents to key local services, facilities and the surrounding countryside.

David Wilson Homes

David Wilson Homes is bringing forward proposals for the Western and Central Parcels, which together will deliver up to 180 new homes across a range of types and tenures, including a 30% affordable housing provision, to meet the borough’s housing needs. 

The layout has been shaped by the site’s natural features and key views, with a strong focus on green spaces and integration with the surrounding landscape. Homes will be designed to a high energy efficiency standard, to lower the carbon footprint of residents and reduce energy bills, through sustainable technologies such as EV charging points and modern building materials. 

Existing hedgerows and landscaping will be retained where possible and enhanced through additional planting. Sustainable drainage systems (SuDS) will be integrated throughout the site to manage surface water, reduce flood risks and provide space of biodiversity enhancements.  

The Western and Central Parcels will be accessed off Dalefords Lane. Existing Public Rights of Ways will be retained and connected to a network of pedestrian and cycle paths provided throughout the site, linking new homes to public spaces, transport and key local services in Sandiway. 

Redrow

Redrow is bringing forward a separate application for the Eastern Parcel, to accommodate approximately 130 homes, featuring a mix of house types and tenures, including a 30% affordable housing provision to support local needs.

The proposals have been designed in close co-ordination with David Wilson Homes, to ensure consistency in layout, architecture and green infrastructure. The homes will be designed to high energy-efficiency standards, featuring sustainable technologies and materials to reduce the environmental impact of the site and lower the energy bills of residents.

The Eastern Parcel will feature tree-lined streets, public open spaces and green corridors throughout the site. Integrated play areas and gathering spaces will encourage recreation and community interaction. Existing trees and hedgerows bordering the site will be retained and enhanced where possible to soften the boundary and integrate the new homes into the wider landscape.

A separate vehicular access will be provided from Chester Road, and new pedestrian and cycle connections will link the site to local facilities in Sandiway and the surrounding area.

Together, the site will deliver a cohesive, sustainable and well-connected neighbourhood for Sandiway.
